001Working In Neighborhoods helps families in Greater Cincinnati realize the dream of purchasing safe and healthy homes, supporting investment in communities and stability and wealth creation for families.

Working In Neighborhoods began building and rehabilitating homes in the mid-1980s as a way to stabilize and revitalize Cincinnati neighborhoods and support home ownership in low-income and minority communities. Since we began, WIN has transformed blighted, vacant and foreclosed homes into more than 160 owner-occupied housing units for first-time buyers in CIncinnati.

Today, our housing development work is concentrated in targeted sections of College Hill, Northside and South Cumminsville.  We’ve also developed housing in Spring Grove Village (formerly Winton Place), CUF, and the Village of Elmwood Place.WIN_Neighborhoods

Most of WIN’s homes are sold to first-time home owners with gross annual incomes ranging from $18,000 to $46,000, although WIN also has market-rate homes without income restrictions.

We require homebuyer’s education and one-on-one counseling for families buying a WIN home, and also provide free homebuyer’s classes to the public.

Energy Efficiency & LEED  

WIN believes that energy efficient homes are not only environmentally sustainable, but also financially sustainable for new WIN homeowners. WIN’s rehabbed homes are well insulated, outfitted with efficient replacement windows, and feature Energy-Star rated furnaces, water heaters, and appliances.

When we build a new home, we build to LEED standards of sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality. LEED stands for Leadership in Energy and Environmental Design, and is simply a certification process that was set up by the U.S. Green Building Council (USGBC) to certify green homes.

Why? LEED homes are built to be healthy, providing clean indoor air and incorporating safe building materials to ensure a comfortable home. Using less energy and water means lower utility bills each month. And in many markets, certified green homes are now selling quicker and for more money than comparable non-green homes.

Homebuyer Education and Economic Learning

WIN provides the financial education and counseling that most first-time buyers will need to be successful homeowners. We were one of the first agencies in the Cincinnati area to provide free Home Buyer Classes, which we continue to offer each month. We also provide one-on-one budget and credit counseling to assist prospective homeowners who want to reduce debt, improve credit scores, and create a workable spending plan.
